By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

The land referred to herein is situated in the State of Ohio, County of Mahoning and City of North Lima and described as follows:

Situated in the Township of Beaver, County of Mahoning, State of Ohio, and being part of Section 14 and further described as follows; being part of Section 14 according to the original survey of said township, bounded and described as follows:

Beginning at a stake in the Westerly line of Main Street North 41 deg 13 min East 102.24 feet, from an iron pipe in the Westerly line of said Main Street at the Northeasterly corner of land now or formerly owned by Susannah Wetzel; thence North 48 deg 47 min West a distance of 334.67 feet to a stake; thence North 1 deg 38 min 30 sec East, distance of 126.07 feet to a stake in the Southerly line of lands now or formerly owned by T. H. Bulla; thence south 89 deg 37 min East, along the Southerly line of said Bulla land, a distance of 100 feet to a stake, thence South 0 deg 23 min West, a distance of 86.5 feet to a stake, thence South 48 deg 47 min East, a distance of 282.89 feet to a stake on the Westerly line of Main Street; thence South 41 deg 13 min West along the Westerly line of Main Street, a distance of 97.03 feet to the place of beginning and containing within said boundaries 936/1000 of an acre of land, as shown by survey made by H. M. Reek, C. E. Dated November 23, to which reference is hereby made.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 11558 South Avenue, North Lima, Ohio 44452.

APPRAISED VALUE: $100,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
