By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, OCTOBER 16, A.D. 2018 AND

TUESDAY, OCTOBER 30, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio: Being known as all of City Lot Number Forty-three Thousand Six Hundred Thirteen (43613) and part of City Lot Number Forty-three Thousand Six Hundred and Twelve (43612) according to the latest numbering of lots in said City and described as follows:

Beginning at a point in the West line of North Glenellen Avenue, Sixty-three (63) feet south of the northeast corner of City Lot Number 43612; thence south along the west line of Glenellen Avenue a distance of Sixty and Fifty Hundredths (60.50) feet to the north line of City Lot Number 43614; thence west along the north line of said City Lot Number 43614 a distance of One Hundred Forty-four and Thirteen Hndredths (144.13) feet to a point; thence north a distance of Sixty-two and Eighty-three Hundredths (62.83) feet to a point thence east a distance of One Hundred Forty-three and Seventy-seven Hundredths (143.77) feet, more or less, to the place of beginning.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 434 North Glenellen Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $36,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
