By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JANUARY 8, A.D. 2019 AND

TUESDAY, JANUARY 22, A.D. 2019

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Springfield, County of Mahoning and State of Ohio:

And known as being part of the Northeast quarter of Section No. 32 according to the original survey of said township, bounded and described as follows: Beginning at the northeast corner of land owned by Elizabeth Eckman; thence West alongthe North line of said Elizabeth Eckman land a distance of 132 feet; thence South parallel with the west line of Beard Road 200 feet to a point; thence east parallel with the North line of Eckman's land a distance of 132 feet to the West line of Beard Road; thence North along the West line of Beard Road a distance of 200 feet to the place of beginning and containing .606 of an acre of land, as appears by said plat, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $43,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
