By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the County of Mahoning, in the State of Ohio and in the City of Youngstown and bounded and described as follows:

Known as City Lot Number Twenty-nine Thousand Eight Hundred Eighty-eight (29888) in "Bon Air Heights" allotment of part of Out Lot Number Nine hundred and Six (906) in the City of Youngstown, County of Mahoning, Ohio, as recorded in Volume 17, Page 19, Mahoning County records of Plats.

Said Lot has a frontage of Forty (40) feet on the Westerly side of Wesley Avenue and extends back, therefrom, between parallel lines a distance of One Hundred and Forty (140) feet. The above parcel of land is embraced in Torrens Registered Land.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 24 Wesley Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $41,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
