at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio:
And known as being Youngstown City Lots 35885 and 35886, according to the latest enumeration of lots in said City, in Cochran Park East Subdivision, a subdivision of a part of Original Youngstown City Out Lots 1197, 1200 & 1201, as shown by the recorded plat of said subdivision in Volume 19 of Maps, Pages 24 & 25, of Mahoning County Records.
Said City Lot Nos 35885 and 35886 together form a parcel having a frontage of 80 feet on the southerly side of Roxbury Avenue, and extends back 130 feet on the easterly line, 130 feet on the westerly line, and having a combined rear line of 80 feet, as appears by said plat, be the same more or less, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 807 Roxbury Avenue, Youngstown, Ohio 44502 and Roxbury Avenue, Youngstown, Ohio 44502.
PERMANENT PARCEL NUMBERS: 53-110-0-065.000 and 53-110-0-064.000
APPRAISED VALUE: $566.67.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
