By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Boardman, County of Mahoning and State of Ohio, and known as being Lot Number 434 in Applewood Acres Plat No. 11, as recorded in Volume 59 of Plats, Page 32, Mahoning County Records, and is bounded and described as follows:

Beginning at the intersection of the Southwest line of Oakridge Drive with the Southeast line of Lot Number 433; thence S. 73° 32' W. 366.71 feet to a point; thence S. 3° 07' 20" W. 80.52 feet to a point; thence S. 86° 56' 30" E. 46.18 feet to a point; thence S. 74° 52' 20" E. 11392 feet to a pont; thence N. 57° 02' E. 269.55 feet to a point on the Southwest curved line of Oakridge Drive; thence Northwest along the Southwest line of Oakridge Drive 75 feet to the place of beginning, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $126,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
