By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, OCTOBER 30, A.D. 2018 AND

TUESDAY, NOVEMBER 13, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Springfield, County of Mahoning and State of Ohio consisting of two parcels as follows:

First Parcel: Known as Lot No. 80 in Frederick Rehl addition to the Town of New Springifeld, Ohio as shown by Krehl Subdivision Plat which is recorded in Volume 4 of Maps, at Page 10, Mahoning County Records and being the same Lot deeded to the said Del Dureyst on the 19th Day of July, 1922 and as recorded in the Mahoning County Records on Page 325 of Voume 284, July 21, 1922.

Second Parcel: Known as being Lot No. 81 as shown by Kriehl's Subdivision Plat of which is recorded in Volume 4 of Maps, at Page 10, Mahoning County Records. Said Lot No. 81 is bounded and described as follows: Beginning at a stone in the North line of public highway running East and West between Section No. 29 and 32 of Springfield Township where the same is intersected by the East line of lands now or formerly owned by Jacob Snoke; thence North by the East line of said Snoke land 243.6 feet to the Southwest line of a 15 foot alley; thence Southwest by the Southwest line of said alley, 115 feet to the West line of Lot No. 80 of said Krehl's Addition; thence South by the West line of said Lot No. 80 178.4 feet to the above referred to East and West highway; thence West by the North line of said East and West highway 121 feet to the place of beginning and containing within said boundaries about .55 of an acre of land, more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2562 Garfield Avenue, New Springfield, Ohio 44443.

APPRAISED VALUE: $33,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
