By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

And known as being a part of the North part of the East One-half (1/2) of the South East Quarter (1/4) of Section Number Twenty-five (25) (TP 18 N. R. 5 W.) Smith Township Mahoning County, Ohio and being bounded and described as follows:

Beginning for the same at a point in the center of the highway leading East from Beloit, Mahoing County, Ohio. The said point being also on the North line of the said Quarter Section 125.7 feet East of a stone at the North West Corner of Lands conveyed to George K. Canfeld from Ed Roepke, recorded in the Mahoning County Records of Deeds, Volume 288, Page 422. The said point being also 1189.3 feet West of the North East corner of the said Quarter Section; thence East along the Quarter Section Line 83.8 feet; thence South 261.0 feet; thence West 83.8 feet; thence North 261.0 feet to the place of beginning and containing 0.520 acre of land be the same more or less but subject to all legal highways.

APPRAISED VALUE: $69,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
