By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, OCTOBER 16, A.D. 2018 AND

TUESDAY, OCTOBER 30, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Poland, County of Mahoning and State of Ohio: and known as being part of Great Lot Number 16 of said Township and further bounded and described as follows:

Beginning at a point of the center of the Poland-Canfield Road, also known as the Poland-Center Road, at the Northwest corner of lands conveyed to Nick Polito by deed dated the 16th day of May, 1951; thence South 0° 12' East a distance of 233.02 feet to a point; thence North 88° 8' West a distance of 100.38 feet to a point; thence North 1° 52' west a distance of 234.56 feet to a point in the center of Poland-Center Road; thence easterly along the center line of Poland-Center Road a distance of approximately 107 feet to the point of beginning and containing within said boundaries about .55 acre of land, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2662 Center Road, Poland, Ohio 44514.

APPRAISED VALUE: $136,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
