LEGAL NOTICE FOR A FORECLOSURE CASE

HOME SAVINGS AND LOAN CO. OF YOUNGSTOWN VS. EILEEN CLEMENTE

By virtue of Orders of Sale issued from the Mahoning County Common Pleas Court, Ronald Roman, licensed auctioneer and real estate sales person, as a Private Selling Office, has been ORDERED by the Court to offer for FORECLOSURE SALE on Tuesday, July 17, 2018, commencing at 4:00 PM, the following real property:

Situated in the City of Sebring, County of Mahoning and State of Ohio and known as and being the West 1/2 of Lot Number 190 and the East 1/2 of Lot Number 191, as said Lots are marked, numbered and distinguished on the recorded plats of said City of Sebring on file in the Office of the Mahoning County Recorder at Youngstown, Ohio see Plat Book 9, Page 14, to which reference is hereby made, be the same more or less, but subject to all legal highways.

DATE, TIME AND LOCATION OF SALE

On Tuesday, July 17, 2018 at 4:00 P.M., the real property will be sold by public auction at 186 E. Ohio Ave., Sebring, Ohio 44672.

TERMS OF SALE

In accordance with the Order of the Mahoning County Common Pleas Court, the real property will be sold at a Public Auction. Therefore, the minimum opening bid must be $15,000.00. A 10% buyer's premium shall be added to the final price. A $5,000.00 deposit by certified check made payable to George Roman Auctioneers is required at the time of the auction. Balance of the sale price is due in thirty (30) days from date of confirmation of sale. The purchaser shall be responsible for costs, allowances and taxes that the proceeds of the sale are insufficient to cover. Failure to comply with the bid process will result in contempt charges and forfeiture of entire deposit plus damages allowed by law.

The real property is being sold in "AS IS" condition. All inspections must be done prior to the auction. The auction of the real property is subject to confirmation of sale by the Mahoning County Court of Common Pleas. The auctioneer reserves the right to announce additional procedures for conduction the auction, if any, at the time of auction.
