at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Village of Lowellville, County of Mahoning and State of Ohio:
Village Lot No. 635 according to the latest enumeration of lots in said Village, formerly Sub-Lot No. 11 in the Park View Heights Plat Subdivision of a part of original Outlot No. 73 in said Village, as shown by the recorded plat of said Subdivision in Volume 27 of Maps, Page 62 of Mahoning County Records.
Said Village Lot No. 635 has a frontage of Sixty (60) feet on the Westerly side of Park Avenue and extends back between parallel line 232.78 feet on the Southerly line, 219.07 feet on the Northerly line and has a rear line of 59.77 feet, as appears by said Plat, be the same more or less, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 305 Park Avenue, Lowellville, Ohio 44436.
PERMANENT PARCEL NUMBER: 40-006-0-305.000
APPRAISED VALUE: $65,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
