By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, SEPTEMBER 18, A.D. 2018 AND

TUESDAY, OCTOBER 2, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Jackson, County of Mahoning and State of Ohio and further known as Lot 2 of the J.S. and H.E. Baytos Plat No. 2 as recorded in Mahoning County Records of Plats, more fully described as follows:

Beginning at a point in the center line of Lipkey Road, that is, South 8° 06' west, a distance of 1315.67 feet from the center line of New Road; Thence South 81° 54' east, a distance of 30.00 feet to the true place of beginning; Thence continuing South 81° 54' east, a distance of 260.0 feet to an iron pin: Thence South 8° 06' west, a distance of 100.0 feet to an iron pin; Thence North 81° 54' west, a distance of 260.0 feet to an iron pin on the east line of Lipkey Road; Thence North 8° 06' east, a distance of 100.0 feet to the true place of beginning and containing .597 acres, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2415 South Lipkey Road, North Jackson, Ohio 44451.

APPRAISED VALUE: $104,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
