at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

And known as being Unit 6836 Twin Oaks Court, Canfield, Ohio 44406, of the Twin Oaks Villas Condominium, together with the undivided interest in and to all common elements of said condominium, as set forth and described in the Declaration and By-Laws as recorded in Official Records Volume 5341, Page 2066, Mahoning County Records, and as amended, and as further shown by the drawings of said condominium as recorded in Volume 108, Page 183, Mahoning County Records, and as amended.
Subject to and together with all easements, restrictions and legal highways, if any, of record.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
