at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Poland, County of Mahoning and State of Ohio and known as being a part of Great Lot No. 19 of the original survey in said Township. Said part of Great Lot No. 19 is further bounded and described as follows:
Beginning at the intersection of the centerline of Spitler Road with the westerly line of a parcel of land now or formerly owned by Larson; thence westerly along said centerline of Spitler Road a distance of 216 feet to the intersection thereof with the easterly line of a parcel of land now or formerly owned by E & M Metzka; thence southerly along said Metzka easterly line a distance of 211.5 feet to southeast corner of said Metzka land; thence easterly and parallel to the centerline of said Spitler Road a distance of 216 feet to the southwest corner of said Larson's land; thence northerly along the westerly line of said Larson land a distance of 211.5 feet to the place of beginning be the same more or less.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3015 Spitler Road, Poland, Ohio 44514.
PERMANENT PARCEL NUMBERS: 35-058-0-016.000 and 35-058-0-017.000
APPRAISED VALUE: $138,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
