By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, AUGUST 21, A.D. 2018 AND

TUESDAY, SEPTEMBER 4, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being part of City Out Lot Number 1113, formerly recorded in Volume 5500, Page 2379 of the Mahoning County Official Records of Deeds, and being further bounded and more fully described as follows: beginning at centerline of Monument Number TO62 at the intersection of Bears Den Road and Michael Drive; thence northwesterly along the centerline of Bears Den Road; N 27° 28' 46" W., 583.63 feet to the center of Monument Number YO03 at the intersection of Bears Den Road and Dogwood Drive; thence northeasterly, N 63° 49' 37" E., 5,816.22 feet to a 1" diameter steel pipe found at the northeasterly line of Old Furnace Road (35' R/W) and being the true place of beginning for the land hereinafter described; Thence northwesterly along the easterly line of land now or formerly owned by Winston and Geraldine Lawrence as recorded 03-18-2002 in Volume 5196, Page 2437 of the Mahoning County Official Records of Deed, N. 07° 03' 13" W., 252.75 feet to a 2.25" diameter steel post found at the northeast corner of the aforesaid Lawrence land; Thence northeasterly along the southerly line of land now or formerly owned by Mill Creek Metroparks, N. 87° 08' 24" E., 74.27 feet to a 2.25" diameter steel post found; Thence southwesterly along the westerly line of land now or formerly owned by Karen L. Anthony as recorded 09-10-2004 in Volume 5473, Page 1198 of the Mahoning County Official Record of Deeds, S. 07° 03' 13" E. 252.75 feet to a capped number five rebar set at the northerly line of Old Furnace Road, N. 87° 08' 24" W. 74.27 feet to the 1" diameter steel pipe found at the true place of beginning for the land hereinbefore described and containing 0.431 acres of land as surveyed by Jerry A. Rockney, Professional Surveyor (Reg. No. 8143) in February of 2005 and being subject to all legal highways, easements and restrictions of record (to be retained by Poland Township for Right of Way purposes).

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 770 Old Furnace Street, Youngstown, Ohio 44511.

APPRAISED VALUE: $33,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
