at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Lot Number 61381 according to the latest enumeration of lots in said City, as recorded in Volume 65 of Plats, Page 293, Mahoning County Records and more particularly bounded and described as follows:
Beginning at the intersection of the northeasterly line of Lot No. 61383 with the southeasterly line of Rutledge Drive; thence N. 43° 38' E along the southeasterly line of Rutledge Drive a distance of 70 feet to a point; thence by a curve deflecting to the right and having a radius of 25 feet to a point on the southwesterly line of Marantha Court; thence S. 46° 22' E along the southwesterly line of Marantha Court a distance of 95 feet to a point; S. 43° 38' W a distance of 95 feet to a point, which is also the northeasterly line of Lot No. 61383; thence N. 46° 22' W a distance of 120 feet to the place of beginning, be the same more or less.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 223 Rutledge Drive, Youngstown, Ohio 44505.

APPRAISED VALUE: $47,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
