By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JULY 10, A.D. 2018 AND

TUESDAY, JULY 24, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Lot Number Thirty Thousand Nine Hundred Sixty-one (30961) according to the latest enumeration of lots in said city as recorded in Volume 17 of Plats, Page 47, Mahoning County Records.

Said lot has a frontage of Forty (40) feet on the north line of Indianola Avenue and extends back on its east line One Hundred Two and Thirty-one Hundredths (102.31) feet and on its west line Ninety-two and Ninety-six Hundredths (92.96) feet, having a rear line of Forty-one and Eight Hundredths (41.08) feet, as appears by said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 956 E. Indianola Avenue, Youngstown, Ohio 44502.

APPRAISED VALUE: $8,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
