By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 12, A.D. 2018 AND

TUESDAY, JUNE 26, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

PARCEL NO. 1:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Youngstown City Lot No. 20185, having a frontage of 45 feet on the west side of Moherman Avenue and extends back therefrom of even width a distance of 150 feet, be the same more or less but subject to all legal highways.

PARCEL NO. 2:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being a part of Youngstown City Lot No. 20184 and is bounded and described as follows:

Beginning for the same on the westerly property line of Moherman Avenue at the northeast corner of said City Lot No. 21084; thence from said place of beginning westerly a distance of 150.00 feet to a point on the easterly property line of City Lot No. 20140: thence from said point along the easterly line of said City Lot No. 20140 a distance of 29.0 feet to a point, the same being the south west corner of property herein conveyed; thence from said point, easterly, with a line parallel with the northerly line of property herein conveyed, 150 feet to a point on the westerly property line of Moherman Avenue the same point being the south-east corner of property herein conveyed; thence northerly, with the westerly property line of Moherman Avenue a distance of 29.0 feet to the place of beginning and containing within these bounds 4350 square feet, be the same more or less but subject to legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 26 Moherman Avenue, Youngstown, Ohio 44509.

PERMANENT PARCEL NUMBERS: 53-170-0-094.000 and 53-170-0-095.000

APPRAISED VALUE: $44,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
