By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 12, A.D. 2018 AND

TUESDAY, JUNE 26, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Parcel No. 1:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being City Lot Number Nineteen Thousand One Hundred Ninety-five (19195) as lots are now numbered in said City.

Said Lot has a frontage of Forty (40) feet on the westerly side of Hampton Court and extends back therefrom between parallel lines to a depth of Seventy-nine and Thirty-four Hundredths (79.34) feet on its northerly line and seventy-nine and Thirty-three Hundredths (79.33) feet on its southerly line, as shown by the Hampton Court Plat recorded in Volume 14, at Page 161, Mahoning County Records of Plats to which reference is here made for metes and bounds.

Situated in the City of Youngstown, County of Mahoning and State of Ohio and being part of YCL 17519 bounded and deseribed as follows:

Beginning at a point on the east line of City Lot No. 17519 at the northeast corner of a part of said Lot No. 17519 conveyed by the Grantor herein to Ernest Luth and Bertha Luth by deed recorded in Deed Volume 494 at Page 508; running thence northerly along the east line of City Lot No. 17519 a distance of Forty (40) feet to the northwest corner of City Lot No. 19195; thence westerly on a line which is the extension westerly of the north line of City Lot No. 19195 a distance of Twenty-five (25) feet to the west line of City Lot No. 17519; thence southerly along the east line of City Lot No. 17721 a distance of Forty (40) feet to a point; thence easterly a distance of Twenty-five (25) feet to the place of beginning.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 20 Hampton Court, Youngstown, Ohio 44509.

APPRAISED VALUE: $3,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
