By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Beginning at a point in the centerline of Bailey Road at the Southwest corner of Mabel Cessna Plat No. 1, as recorded in Volume 57, Page 557 of the Mahoning County Record of Plats; thence South 85° 22' East, 247 to an iron pin at the Southeast corner of said plat; thence North 5° 00' East, 160.0 feet to an iron pin at the northeast corner of said plat; thence South 85° 22' East, 306.4 feet to a post at the northwest corner of lands now or formerly owned by E. and J. Brobst; thence South 5° 31' West, 541.1 feet along the West line of said Brobst lands, and lands now or formerly owned by Youngstown Pre Craft Homes Inc., and T. P. Valasek to an iron pin at the Southwest corner of said Valasek Lands; thence North 85° 00' West, 256.9 feet along the North line of other lands now or formerly owned by Valasek to an iron pin; thence North 5° 00' East, 187.4 feet along the East line of other lands now or formerly owned by Valasek and lands now or formerly owned by Raymond Keller and Mary Hollabaught to a post; thence North 76° 50' West, 194.69 feet to an iron pin; thence North 81° 56' West, 69.0 feet to an iron pin on the East side of Bailey Road; thence North 78° 10' West, 30.22 feet to a point in the centerline of Bailey Road; thence North 5° 00' East, 160.45 along the centerline of bounds, 5.60 acres of land, reserving however a twenty foot strip for driveway purposes, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 4145 South Bailey Road, North Jackson, Ohio 44451.

APPRAISED VALUE: $164,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
