Situated in the City of Campbell, County of Mahoning and State of Ohio:

And known as being Campbell City Lots 1098 and 1099, according to the latest enumeration of lots in said city, and as shown recorded in Volume 4 of Plats, Page 26 3/4 of Mahoning County Records.

Said Campbell City Lots 1098 and 1099 have a combined frontage of 100 feet along the southerly line of Devitt Avenue and extends back, of even width, a distance of 150 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

Parcel No. 2:

Situated in the City of Campbell, County of Mahoning and State of Ohio:

And known as being Campbell City Lot No. 1097 according to the latest enumeration of lots in said city.

Said Lot No. 1097 has a frontage of 50 feet on the southerly side of Devitt Avenue and extends back therefrom 150 feet by the westerly line, 150 feet by the easterly line, and has a rear line of 50 feet, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 539 Devitt Avenue, Campbell, Ohio 44405.

PERMANENT PARCEL NUMBERS: 48-008-0-099.000, 48-008-0-098.000 and 48-008-0-100.000

APPRAISED VALUE: $64,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
