By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, MARCH 6, A.D. 2018 AND

TUESDAY, MARCH 20, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Parcel No. 1:

Situated in the City of Struthers, County of Mahoning and State of Ohio and known as being City Lot No. 933 as lots are now numbered in said city and formerly known as Lot No. 49 as shown by Plat recorded in Volume 10 of Maps, Page 29, Mahoning County Records.

Said lot fronts 57.4 feet on the Southwest line of Chestnut Street and extends back by its North line 140 feet and by its South line 140.2 feet along the Northelry line of Washington Street and is 65 feet wide in the rear.

Reference is hereby made to Deed Record Volume 190, Page 396, Mahoning County Records for a desciption by metes and bounds.

Parcel No. 2:

Situated in the City of Struthers, County of Mahoning and State of Ohio, and known as being City Lot No. 1697 as lots are now numbered in said city and as shown by the Vanauker Heights Plat recorded in Volume 10 of Maps, Page 179 Mahoning County Records.

Said lot is bounded and described as follows:

Beginning at a point where the West line of Glendale Avenue is intersected by the North line of Washington Street; thence running Northerly on a curved line along the Westerly line of Glendale Avenue, a distance of 106.8 feet to a point; thence Westerly a distance of 57.5 feet to a point being the rear lot lines of Lot Nos. 932 and 933; thence South a distance of 90 feet to the place of beginning.

Reference is hereby made to Deed Record Volume 198, Page 494, Mahoning County Records for a description by metes and bounds.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 100 E. Washington Street, Youngstown, Ohio 44512 and 98 E. Washington Street, Youngstown, Ohio 44512.

PERMANENT PARCEL NUMBERS: 38-004-0-056.000 and 38-004-0-055.000.

APPRAISED VALUE: $27,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
