By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 3, A.D. 2018 AND

TUESDAY, APRIL 17, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Youngstown City Lots Number 54166 and 54167 according to the latest enumeration of Lots in said City, formerly known as Plat Lots 13 and 14 in East High Allotment as shown by the recorded plat in Volume 23 of Maps, Page 205, Mahoning County Records, and together forming a parcel of land having a frontage of Seventy-Five and Fifty Hundreths (75.50) feet on the southerly side of East High Street, formerly known as Emma Street, and extending back One Hundred Twenty-five (125) feet on the westerly line, One Hundred Twenty-five and Seventy-seven hundreths (125.77) feet on the easterly line which is also the westerly side of an unnamed street, and having a rear line of Eighty-nine and Thrity-four Hundredths (89.34) feet as appears by said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 2023 East High Avenue, Youngstown, Ohio 44505.

APPRAISED VALUE: $29,666.67.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
