By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Coutsville, County of Mahoning and State of Ohio and further described as follows, to wit:

And known as being a part of Great Lot Number 21 and being bounded and described as follows:

Beginning at a point in the center of Villa Marie Road, said point being South 89° 30' west a distance of 1678.70 feet along the center of said Villa Marie Road from the center of the Lowellville Hubbard Road; thence North 0° 03' east a distance of 662.03 feet to an iron pin; thence South 89° 30' West, a distance of 263.19 feet to an iron pin; thence South 0° 3' West, a distance of 662.03 feet to a point on the center of the Villa Marie Road; thence North 89° 03' east along the center line of said Villa Marie Road a distance of 263.19 feet to the place of beginning and containing four (4.00) acres of land be the same more or less, but subject to all legal highways.

Parcel number 2:

Situated in the Township of Coitsville, County of Mahoning and State of Ohio; and known as being Lot Number 1 in the Charles Arendas Plat #1, as recorded in Book 35, Page 295, of Mahoning County records of Plats.

Said Lot Number 1 has a frontage of 131.60 feet on the north line of Villa Marie Road; entends back therefrom 637.03 feet on its easterly line extends back 637.03 feet on its westerly line, having a rear line of 131.60 feet, as appears by said Plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 4820 Villa Marie Road, Lowellville, Ohio 44436.

APPRAISED VALUE: $165,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
