at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Parcel 1:
Situated in the City of Campbell, County of Mahoning and State of Ohio and known as being City Lot No. 1436 according to the latest enumeration of lots in said city and as shown by plat recorded in Volume 4 of Maps, page 26 1/2 Mahoning County Records.
Said Lot No. 1436 has a frontage of 50 feet on the south line of Hyatt Street and extending back of even width a distance of 150 feet and has a rear line of 50 feet as appears by said plat.
Parcel 2:
Situated in the City of Campbell, County of Mahoning and State of Ohio and known as being City Lot No. 1437 according to the latest enumeration of lots in said city and as shown by plat recorded in Volume 4 of Maps. Page 26 1/2 Mahoning County Records.
Said Lot No. 1437 has a frontage of 50 feet on the south line of Hyatt Street and extending back of even width a distance of 150 feet and has a rear line of 50 feet as appears by said plat.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 523 Hyatt Avenue, Campbell, Ohio 44405.
PERMANENT PARCEL NUMBERS: 46-009-0-163.000 and 46-009-0-162.000
APPRAISED VALUE: $42,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
