By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 3, A.D. 2018 AND

TUESDAY, APRIL 17, A.D. 2018

Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being in Youngstown City Lot #42545 located in the Brockway-Williamson-Knott Company plat of lots known as the 1st Division of Boulevard Park Allotment as recorded in Mahoning County Records of Deeds.

Said City Lot No. 42545 has a frontage of fifty (50) feet on the East line of Rush Boulevard and extending lack therefrom and between parallel lines One Hundred Sixty-five (165) feet.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3935 Rush Boulevard, Youngstown, Ohio 44512.

PERMANENT PARCEL NUMBER: 53-196-0-078.000

APPRAISED VALUE: $66,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
