By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 3, A.D. 2018 AND

TUESDAY, APRIL 17, A.D. 2018

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

And known as being City Lot No. 21097, forming Sub Lot No. 47 in the Pfau and Faunce Realty Co. Plat, a subdivision of part of Original Youngstown Great Lot No. 12, as shown by the recorded plat of said subdivision in Volume 9 of Maps, Page 95 of Mahoning County Records.

Said City Lot No. 21097 has a frontage of 46.7 feet on the westerly side of Richview Avenue, and extends back between parallel lines 160 feet on the southerly line, 160 feet on the northerly line which is also the southerly line of Connecticut Avenue and has a rear line of 46.7 feet, as appears by said plat. Be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 174 North Richview Avenue, Youngstown, Ohio 44509.

APPRAISED VALUE: $36,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
