By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Village of Washingtonville, County of Mahoning and State of Ohio:

Known as being Lot No. 19 in the Replat of Lot Nos 19 and 20 in the Replat of Lot No. 20 and Part of Lot No. 19 in the Village of Washingtonville, as found recorded in Mahoning County Record of Plats Volume 4, Page 5, replat recorded in Plat Volume 101, Page 33, replat recorded in Plat Volume 117, Page 54, and being further bounded and described as follows:

Beginning at an 5/8 inches iron pin found at the intersection of the Southerly right-of-way line of High Street and the Westerly right-of-way line of West Street; thence South 00 degree 02 minutes 00 second West along said Westerly line of West Street a distance of 144.25 feet to a 5/8 inches iron pin found; Thence North 89 degreees 58 minutes 30 seconds West a distance of 132.00 feet to a 5/8 inches iron pin found on the Easterly right-of-way of a 16.5 foot Alley; Thence North 00 degree 02 minutes 00 second East along said Easterly line of a 16.5 foot Alley a distance of 144.25 feet to a 5/8 inches iron pin found at the intersection with said Southerly line of High Street; Thence South 89 degrees 58 minutes 30 seconds East along said Southerly line of High Street a distance of 132.00 feet to the point of beginning and containing 0.4371 acres of land, more or less.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 105 West Street, Washingtonville, Ohio 44490.

APPRAISED VALUE: $60,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
