By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

And known as being Sub Lot No. 259 in Replat No. 1 of Westward Ho No 3, a Re-Subdivision of a part of Originial Boardman Township Great Lot No. 3, First Division, 7, 9, 11 Second Division as shown by the recorded plat of said Re-Subdivision in Volume 31 of Maps. Page 14, of Mahoning County Records.

Said Sub Lot No. 259 is further bounded and described as follows: Beginning at a point where the westerly line of Oregon Trail intersects with the northerly line of Sub Lot No. 258; thence northwesterly along the northerly line of said Sub Lot No. 258, a distance of 75.85 feet to the southeasterly corner of Sub Lot No. 260; thence northerly along the easterly line of said Sub Lot No, 260, a distance of 78.63 feet to a point; where the southerly line of Santa Fe Trail intersects with the easterly line of Sub Lot No, 260; thence easterly along the southerly line of Santa Fe Trail a distance of 63.04 feet to a point; thence easterly along southerly line of Santa Fe Trail, a distance of 31.02 feet to a point thence by a curve deflecting to the right and having a radius of 30m feet to a point on the westerly line of Oregon Trail; thence southerly along the westerly line of Oregon Trail; thence southerly along the westerly line of Oregon Trail on an arc having a radius of 475 feet deflecting to the left; a distance of 96.56 feet to the place of beginning, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $52,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
