Beginning at a point in the center line of Webb Road, said point being S. 63° 36' E. a distance of 446.58 feet from as angle point in the center line of Webb Road, said point also being N. 63° 36' West a distance of 125.00 feet from an iron pin at the intersection of the centerline of Webb Road with the west line of lands now or formerly owned by W. C. Jones and Mildred Jones; thence N. 4° 30' E. a distance of 469.14 feet to an iron pin in the south line of lands now or formerly owned by Harshman and Seaborn; thence N. 97° 16' W along said south line of lands now or formerly owned by Harshman and Seaborn a distance of 152.82 feet to an iron pin; thence S. 2° 44' W. along the line of lands now or formerly owned by Arthur Seaborn and L. Seaborn a distance of 418.10 feet to a point in the centerline of Webb Road; thence S. 63° 36' E. along the centerline of Webb Road a distance of 151.03 feet to the place of beginning and containing within the said bound 1.365 acres of land as surveyed by Edwin B. Campbell, Registered Surveyor No. 4857, February 7, 1970. Now known as Lot No. 1 in H & H McCormick Plat No. 1 as recorded in Plat Book 57, Page 537 of Mahoning County Records, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $58,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
