Situated in the City of Youngtown, County of Mahoning and State of Ohio and known as being Youngstown City Lot Number 41667 according to the latest enumeration of lots in said City, as recorded in Volume 23 of Plats, Page 178, Mahoning County Records.

Said Lot has frontage of 64 feet on the Northeast line of Kiwatha Road and extends back on its Northwest line 211.5 feet, and on its Southeast line 186.1 feet, having a rear line of 49.85 feet, as appears by said Plat.

Situated in the City of Youngstown County of Mahoning, State of Ohio and known as being Youngstown City Lot No, 41668 according to the latest enumeration of Lots in said City, as recorded in Volume 23 of Plats, Page 178, Mahoning County Records.

Said Lot has a frontage of 57.11 feet on the the Northeast line of Kiwatha Road and extends back on its Northwest line 186.1 feet, and on its Southwest line 171.5 feet, having a rear line of 52 feet, as appears by said Plat.

Being the same property conveyed to Joyce A. Rogers by deed from James D. Rogers, deceased recorded 02/01/2012 in Deed Instrument No 201200002921, in the Recorder's Office of Mahoning County Ohio.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3459 Kiwatha Road, Youngstown, Ohio 44511.

PERMANENT PARCEL NUMBERS: 53-128-0-275.000 and 53-128-0-276.000

APPRAISED VALUE: $74,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
