at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
The following real property situated in the Village of Sebring, County of Mahoning and State of Ohio:
known as and being Sebring Village Lot Number Two Hundred Eighteen (218) according to the latest enumeration of Lots in said Village as shown by plat recorded in Volume 4, Page 41, Mahoning County Records.
Said Village Lot No. 218 has a frontage of 50 feet on the Southerly side of Ohio Avenue and extends back therefrom a distance of 150 feet by its Easterly line, 150 feet by its Westerly line and has a rear line of 50 feet as appears by said plat, be the same more or less but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 215 West Ohio Avenue, Sebring, Ohio 44672.
PERMANENT PARCEL NUMBER: 21-003-0-245.000
APPRAISED VALUE: $52,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
