By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the County of Mahoning, in the State of Ohio and in the Township of Austintown, and bounded and described as follows:

Known as being Sublot No. 105 in Bexley Plat No. 3 as shown by the recorded plat in Volume 50, Pages 33 and 34, Mahoning County Records of Plats, bounded and described as follows:

Beginning at a point at the intersection of the Northwest corner of Lot 104 and the East line of Cavalcade Drive; thence North along the East line of Cavalcade Drive a distance of 50 feet to a point; thence on a curve deflecting to the right having a radius of 25 feet to a point on the South line of Woodhurst Drive; thence East along the South line of Woodhurst Drive a distance of 140 feet to a point on the Northwest corner of Lot 106 in said Plat; thence South along the West line of said Lot 106 a distance of 75 feet to a point on the Northeast corner of said Lot 104; thence West along the North line of said Lot 104 a distance of 163 feet to the place of beginning.

APPRAISED VALUE: $73,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
