at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as the Westerly Part of City Lot Number Thirty-nine Thousand Five Hundred Fifty-three (39553) according to the present numbering of lots in said City, formerly known as the westerly part of Lot No. 127 of Brownlee Woods Plat No. 1, plat of which is recorded in Volume 15 of Maps, at Page 86, Mahoning County Records. Said part of said lot is bounded and described as follows:
Beginning at a point on the south line of Everett Avenue, formerly Simon Avenue; running thence east along the south line of Everett Avenue, one hundred thirty and twenty-two hundredths (130.22) feet to a point; thence south parallel with the east line of said lot, one hundred feet (100) to a point; running thence west one hundred fifty-six and twenty-two hundredths (156.22) feet to the east line of Sheridan Road; running thence north easterly along the easterly line of Sheridan Road; running thence north easterly along the easterly line of Sheridan Road, one hundred three and thirty-three hundredths (103.33) feet to the place of beginning.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 4007 Sheridan Road, Youngstown, Ohio 44514.

APPRAISED VALUE: $34,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
