at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Village of Beloit, County of Mahoning and State of Ohio and known as and being Lot Number Two (2) of the Elden and Mark Sanor Plat No. 1 as the same is marked, numbered and distinguished on the recorded Plat Volume 93, Page 81 of the Mahoning County Recorder's Office.
Subject to all the conditions, restrictions, easements and rights of way of record.
Subject also to the use of an access easement that is 35.25' wide and 268.81' lying to the South of Lot Nos. One (1) and Two (2) of the Elden and Mark Sanor Plat No. 1 and further evidenced and recorded in the Home Plat No. 1, Plat Volume 74, Page 198; and the replat of Home Plat No. 1, Volume 82, Page 247 and warranty deed recorded in O.R. 563, Page 13.

APPRAISED VALUE: $77,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
