at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Village of Sebring, County of Mahoning and State of Ohio:
Formerly known as and being Lots Numbered Twelve Hundred Fifty-Three (1253), Twelve Hundred Fifty-Four (1254), Twelve Hundred Fifty-Five (1255), and Twelve Hundred Fifty-Six (1256) as the same are marked, numbered, and distinguished on the replat on file with the Mahoning County Recorder's Office, as said replat is recorded as Volume 104, Page 24, Mahoning County Records.
Now known as and being Lots Numbered Twelve Hundred Fifty-Three (1253) and Twelve Hundred Fifty-Five (1255) as the same are marked, numbered, and distinguished on the replat as on file with the Mahoning County Recorder's Office, as said replat is recorded as Plat Book 107, Page 124, Mahoning County Records.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 575 West Tennessee Avenue, Sebring, Ohio 44672.
PERMANENT PARCEL NUMBERS: 21-001-0-059.000 and 21-001-0-061.000
APPRAISED VALUE: $100,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
