By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Boardman, County of Mahoning and State of Ohio and known as being Sublot No. 585 in Boardman Park Allotment Plat No. 7 Subdivision of a part of Boardman Township Great Lots Nos 1, 3 and 5 of the Second Division, as shown by the recorded plat of said Subdivision in Volume 27 of Maps, Page 36 of Mahoning County Records and being bounded and described as follows:

Beginning at the intersection of the Northerly side of Rockdale Avenue with the Easterly line of Sublot No. 585; thence Westerly along the Northerly side of Rockdale Avenue a distance of 122.11 feet to a point; thence along a curve to the right having a radius of 29.87 feet to a point on the Easterly side of Glenwood Avenue; thence Northerly along the Easterly side of Glenwood Avenue a distance of 45.11 feet to the Northwesterly corner of Sublot No. 585, thence Easterly along the Northerly line of Sublot No. 585 a distance of 151.75 feet to the Northeasterly corner of Sublot No. 585 a distance of 75 feet to the place of beginning, as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 6935 Glenwood Avenue, Youngstown, Ohio 44512.

APPRAISED VALUE: $75,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
