By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, SEPTEMBER 5, A.D. 2017 AND

TUESDAY, SEPTEMBER 19, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Springfield, County of Mahoning and State of Ohio and known as being Lot No's 3 and 4 of the Dennis Kunce Plat No. 1 as recorded in Volume 71 of Plats, Page 111, Mahoning County Records.

Said lots taken together form a parcel of land which has a frontage of 325 feet on the westerly line of Harmon Road and extends back on its Northerly line 335 feet, and on its Southerly line 335 feet, having a rear line of 325 feet, as appears by said plat, subject to legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 12450 Harmon Road, New Springfield, Ohio 44443.

PERMANENT PARCEL NUMBERS: 01-062-0-006.000 and 01-062-0-007.000

APPRAISED VALUE: $184,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
