By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, SEPTEMBER 19, A.D. 2017 AND

TUESDAY, OCTOBER 3, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Austintown, County of Mahoning and State of Ohio: Being a part of Lot No. 3 of the original survey of said Township and being Lot No. 4 of the recorded W. F. Kreitzburg Plat No. 2, as recorded in Mahoning County Records of Plats, Volume 37, Page 52.

Said Lot No. 4 has a frontage of 100.5 feet on the westerly side of Four Mile Run Road and a depth of 394.54 on its northerly line; 388.61 feet on its southerly line and being 100 feet wide on its rear line and containing .899 of an acre of land, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 1050 N. Four Mile Run Rd, Youngstown, Ohio 44515.

APPRAISED VALUE: $65,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
