at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the City of Youngstown, County of Mahoning and State of Ohio and known as being Youngstown City Lots Numbers Fifty-five Thousand One Hundred Ninety-three (55193) and Fifty-five Thousand One Hundred Ninety-four (55194) according to the latest enumeration of Lots in said City, as shown by the recorded Plat in Volume 26 of Plats; Page 48, Mahoning County Records.
Said Lots together form a parcel of land having a frontage of One Hundred (100) feet on the Easterly side of Dover Road and extending back between parallel lines One Hundred Fifty (150) feet on the Northerly line, One Hundred Fifty (150) feet on the Southerly line and having a rear line of One Hundred (100) feet, as appears by said Plat, be the same more or less, but subject to all legal highways.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 3619 Dover Road, Youngstown, Ohio 44511.
PERMANENT PARCEL NUMBERS: 53-132-0-233.000 and 53-132-0-234.000
APPRAISED VALUE: $74,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
