By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 20, A.D. 2017 AND

TUESDAY, JULY 11, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Goshen, County of Mahoning and State of Ohio and known as being Plat Lot Number Five (5) in Williams and Stanley's Addition to the Town of Damascus a subdivision of a part of Original Goshen Township Section No. 32 as shown by the recorded plat of said Subdivision in Volume 1 of Maps, Page 69, of Mahoning County Records. Be the same more or less, but subject to all legal highways.

Said Plat Lot No. 5 has a frontage of 61 feet and 4 inches (61' 4") on the Easterly side of Damascus Newton Falls Windsor Road and extends back therefrom a distance of 174 feet 3 inches (174' 3") on the northerly line, a distance of 174 feet 3 inches (174' 3") on the Southerly line and has a rear line of 61 feet 4 inches (61' 4") as appears by said plat, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 14825 State Route 534, Damascus, Ohio 44619.

APPRAISED VALUE: $93,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
