By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 6, A.D. 2017 AND

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Smith, County of Mahoning and State of Ohio and known as being Part of the Northwest quarter of Section 29. Township 18, Range 5 and being the lands transferred to M.J. Krahling as recorded in O.R. 4889, Page 325 and further desribed as follows to wit:

Beginning at a monument found at the Southeast corner of the Northwest quarter of Section 29 and further known as the true place of beginning for the tract of land herein described:

Thence North 89° 55' 00" West, along the centerline of Alliance-Sebring Road and along the quarter section line, a distance of 150.00 feet to a 1' steel spike set;

Thence North 00° 00' 00" East, along the line of a tract of land now or formerly owned by M.J. Krahling (O.R. 4640:338), passing over a 1' iron pipe found at 30.61 feet, a total distance of 665.00 feet to a 5/8" iron bar set;

Thence South 89° 55' 00" East, along the line of a tract of land now or formerly owned by R.A. & K.L. Ellsworth (O.R. 3090:102), passing over a 5/8 iron bar found at 130.00 feet, a total distance of 150.00 feet to a 1' steel spike set;

Thence South 00°00' 00" West, along the section line and centerline of Bandy Road, a distance of 665.00 feet to the place of beginning containing 2.290 acres of land based on a field survey by Robert L. Akins this 4th Day of February 2002.

Basis of bearing: The bearing of South 00° 00' 00" West used for the section line and the centerline of Bandy Road.

APPRAISED VALUE: $119,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
