By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, JUNE 6, A.D. 2017 AND

TUESDAY, JUNE 20, A.D. 2017

Situated in the City of Youngstown, County of Mahoning and State of Ohio:

Parcel No. 1:

And known as being Youngstown City Lot Number Twenty-nine Thousand Eight Hundred Forty-one (29841) of "Bon Air Heights" Allotment of part of Out Lot No. 906, as shown by the recorded Plat of Said Subdivision in Volume 17 of Maps, Page 19 of Mahoning County Records.

Said City Lot No. 29841 has a frontage of Forty (40) feet on the westerly side of Rhoda Avenue and extends back, therefrom between parallel lines a distance of One Hundred Twenty (120) feet, as appears by said Plat, be the same more or less, but subject to all legal highways.

Parcel No. 2:

And known as being Youngstown City Lot Number Twenty-nine Thousand Eight Hundred Forty (29840) of "Bon Air Heights" Allotment of part of Out Lot No. 906, as shown by the recorded Plat of said Subdivision in Volume 17 of Maps, Page 19 of Mahoning County Records.

Said Lot Number 29840 has a frontage of Forty (40) feet on the westerly side of Rhoda Avenue and extends back of equal width One Hundred Twenty (120) feet, as appears by said Plat, be the same more or less, but subject to all legal highways.

Said Youngstown City Lot Numbers 29841 and 29840 are embraced under 'Torren's Law" certificate No. 1.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 434 Rhoda Avenue, Youngstown, Ohio 44509.

PERMANENT PARCEL NUMBERS: 53-175-0-256.000 and 53-175-0-255.000

APPRAISED VALUE: $49,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
