at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Known as and being a tract of land situated in the North Half of Section #27, Green Township, Township #16, Range #3, Mahoning County, State of Ohio, and more fully described as follows: Beginning with a monument found marking the intersection of the centerline of Roller Road with the centerline of Lisbon Road; thence with the centerline of said Lisbon Road North 7 degrees 33' 49" West a distance of 201.34 feet to a point; thence North 89 degrees 03' 37" East a distance of 30.20 feet to a 5/8" diameter iron pin set with I.D. Cap, said pin set being the true place of beginning of the tract of land herein described; thence continuing North 89 degrees 03' 37" East and parallel with the Grantor's South line a distance of 378.03 feet to a 5/8" diameter iron pin set with I.D. Cap; thence South 0 degrees 56' 23" East a distance of 180.00 feet to a 5/8" Diameter iron pin set with I.D. Cap on the North line of said Roller Road; thence South 89 degrees 03'37" West with the north line of said Roller Road a distance of 357.12 feet to a 5/8" Diameter iron pin set with I.D. Cap at the intersection of the north line of said Roller Road and the East line of Said Lisbon Road; thence North 7 degrees 33;' 49" West with the east line of said Lisbon Road a distance of 181.21 feet to the place of beginning. Containing in area 1.52 acres of lands being subject to all legal highways, right of ways and easements.

Said Lot is now known as Lot No. 2 in R. F. Hendricks Plat No. 2 and recorded in Plat Volume 93 and 22.

APPRAISED VALUE: $120,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
