By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

Situated in the Township of Springfield, County of Mahoning and State of Ohio: Being a part of Original Springfield Township Section 8 as shown by the Original Survey of said Township and bounded and described as follows:

Beginning at the intersection of the southwesterly line of Sub Lot No. 1 of the R.R. and D. R. Filek Plat No. 1, as recorded in Mahoning County Records of Plats, Volume 36, Page 59, with the northwesterly line of Springfield Road; thence S. 58 degrees 18' W. along said northwesterly line of Springfield Road a distance of 16.60 feet to an iron pin and the principal place of beginning; thence N. 84 degrees 51'30" W. a distance of 16.71 feet to an iron pin; thence S. 31 degrees 42' E. a distance of 10.00 feet to an iron pin set on said northwesterly line of Springfield Road a distance of 13.40 feet to the principal place of beginning and containing with said bounds .0015 acres according to survey by Lincoln L. Snyder, Registered Surveyor, dated October, 1973, be the same more or less but subject to all legal highways.

Situated in the Township of Springfield, County of Mahoning and State of Ohio: known as being a part of Springfield Township Section No. 8 bounded and described as follows:

Beginning at the intersection of the northwesterly side of Springfield Road with the southwesterly line of Sublot No. 1 in R.R. and D. R. Filek Plat No. 1, as recorded in Volume 36 of Maps, Page 59, Mahoning County Records; thence northwesterly along the southwesterly line of Sublot No, 1 a distance of 497 feet to an iron pin; thence S. 50 degrees 57' W. a distance of 584.35 feet to an iron pin; thence S. 84 degrees 58 1/2' E. a distance of 700 feet to an iron pin; thence S. 84 degrees 51 1/2' a distance of 3.73 feet to the northwesterly side of Springfield Road a distance of 16.6 feet to the place of beginning and containing within said boundaries 3.309 acres of land according to a survey by Martin, Goldman, Registered Engineer and Surveyor dated November 20, 1954, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $570,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
