By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Baordman, County of Mahoning and State of Ohio and known as being Sub Lot No. 91 in Replat of Jefferson Heights Plat No. 2, a Resubdivision of a part of Original Boardman Township Great Lot No. 21, Fourth Division, as shown by the recorded plat of said Resubdivision in Volume 37 of Plats, Page 53, Mahoning County Records.

Said Sub Lot No. 91 is more particularly bounded and described as follows:

Beginning at the intersection of the southerly line of Afton Avenue with the easterly line of Sub Lot No. 90; thence southerly along the easterly line of Sub Lot No. 90 a distance of 172 feet to a point; thence S. 86 degrees 50' East a distance of 80 feet to the intersection thereof with the westerly line of parcel of land reserved for street purposes; thence No. 3 degrees 10' East along the westerly line of said parcel so reserved, a distance of 147 feet to a point; thence by a curve deflecting to the left and having a radius of 25 feet to a point on the southerly line of Afton Avenue; thence westerly along the southerly line of Afton Avenue a distance of 55 feet to the place of beginning, as appears by said plat.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 885 Afton Avenue, Youngstown, Ohio 44512.

APPRAISED VALUE: $72,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
