at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:
Situated in the Township of Austintown, County of Mahoning and State of Ohio: and known as being part of Section Five (5) in said Township, being further bounded and described as follows:
Beginning at a wooden pin on the Southerly line of Crum Road which pin is 307 feet East of an iron pin located at the Northwest corner of a 10 acre tract owned by Mary P. Eastman; thence South on the same bearing as said 10 acres tract (known as Eastman's Court) 175 feet to a wooden pin; thence East 50 feet to a wooden pin; thence North 175 feet to a wooden pin; thence West along the Southerly line of Crum Road, 50 feet, to the place of beginning.

Situated in the Township of Austintown, County of Mahoning and State of Ohio: and known as being Lot #25 of the Replat of the R.D. Anderson Plat on Anderson Avenue, Recorded in Volume 69, Page 29 of the Mahoning County Records of Plats, and situated in G. L. #10 Austintown, Mahoning County, Ohio, to which reference is hereby made.
Lot #25 has a frontage of 89.4 feet on the westerly side of Anderson Avenue, and extends back therefrom a distance of 324.2 feet and is 89.4 feet across its rear line.

Situated in the Township of Austintown, County of Mahoning and State of Ohio: and known as being Lot #33 of the Replat of the R. D. Anderson Plat on Anderson Avenue (formerly known as Lot Nos 32 and 33) Recorded in Volume 69, Page 29 of the Mahoning County Records of Plats and situated in G. L. #10 Austintown Twonship, Mahoning County, Ohio to which reference is hereby made.
Lot #33 has a frontage of 80 feet on the Westerly side of Anderson Avenue, and extends back therefrom a distance of 324.2 feet and is 80 feet across its rear line.
The Grantors covenant and agree with the said Grantees that no building of any charter shall be built up the preses herein conveyere nearer than thirty (30) feet of the Westerly line of Anderson Avenue. This conveyance is made subject to all reservations and any right-of-way for the laying and maintenance of any and all sewers, water, electricity, gas and oil and any and every restriction now of record not specifically set forth herein.
AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 4095 Crum Road, Youngstown, Ohio 44515.
PERMANENT PARCEL NUMBERS: 48-066-0-004.000, 48-027-0-028.000 and 48-027-0-020.000
APPRAISED VALUE: $61,000.00.
Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).
Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
