By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 11, A.D. 2017 AND

TUESDAY, APRIL 25, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the Township of Austintown, County of Mahoning and State of Ohio:

And known as being Lot Number 6 in Replat of Lot Number 6 and return to the acreage plat, a subdivision of part of original Austintown Township, Great Lot Number 22, as shown by the recorded replat of said subdivision in Volume 99 of Maps, Page 84, Mahoning County Records.

Said Lot Number 6 has a frontage of 314 feet on the Easterly side of Easy Street and extends back 424.30 feet on the Northerly line 424.30 feet on the Southerly line and has a rear line of 314.00 feet as appears by said plat, be the same more or less, but subject to all legal highways.

APPRAISED VALUE: $278,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
