By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 11, A.D. 2017 AND

TUESDAY, APRIL 25, A.D. 2017

at 1:30 o'clock P. M. of said day, the following described lands and tenements, to-wit:

Situated in the City of Struthers, County of Mahoning and State of Ohio:

Parcel No. 1: Known as City Lot Number Twenty-eight Hundred and Twenty-seven (2827) according to the latest enumeration of lots in the said City; and formerly known as Lot Number Forty-six (46) of the Arthur M. Lyon plat of lots, plat of which being recorded in Volume 11, Page 60, Mahoning County Records of Plats.

Said Lot has a frontage of Fifty (50) feet on the Northerly line of Sexton Street, and extends back therefrom of even width along the Easterly line of Dogwood Lane, a distance of One Hundred and Seventy-five (175) feet.

Parcel No. 2: Known as the rear part of City Lot Number Twenty-eight Hundred Fourteen (2814) and the rear part of City Lot Number Twenty-eight Hundred Fifteen (2815) according to the latest enumeration of lots in the said City; and formerly known as the rear part of lot number Sixty-one (61) and Lot Number Sixty-two (62) of the Arthur M. Lyon Plat of Lots, plat of which being recorded in Volume 11, Page 60, Mahoning County Records of Plats.

Said rear parts of said lots from a parcel having a frontage of Twenty-five and nine-tenths (25.9) feet on the Easterly line of Dogwood Lane and extending back therefrom a distance of One Hundred (100) feet, and the width at the rear being Twenty-six and eight-tenths (26.8) feet, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 371 Sexton Street, Struthers, Ohio 44471.

PERMANENT PARCEL NUMBERS: 38-017-0-121.000, 38-017-0-093.000 and 38-017-0-095.000

APPRAISED VALUE: $55,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
