By virtue of an Order of Sale issued from the Court of Common Pleas of MAHONING County, Ohio, and to me directed and delivered, I will offer for sale IN THE COMMISSIONERS' HEARING ROOM, Basement of the Courthouse, in YOUNGSTOWN, in said County, on

TUESDAY, APRIL 11, A.D. 2017 AND

TUESDAY, APRIL 25, A.D. 2017

Situated in the Township of Springfield, County of Mahoning and State of Ohio:

And known as being Lot No 8 of Louis J. Oblin's Addition; being a subdivision of Section No. 11 of said Township and more particularly described as follows: Said Lot No. 8 has a frontage of Seventy-seven (77) feet on the Southerly side of Sycamore Drive, and extends back by its Westerly line to a depth of 196.44 feet and by its Easterly line to a depth of 196.25 feet, as shown by a plat recorded in Volume 30, Page 154, Mahoning County Records of Plats, now known as Lot 371 in New Middletown Village, be the same more or less, but subject to all legal highways.

AND BEING FURTHER KNOWN FOR STREET NUMBERING PURPOSES AS: 48 Sycamore Drive, New Middletown, Ohio 44442.

APPRAISED VALUE: $92,000.00.

Terms of Sale: Deposit in the form of a CERTIFIED CHECK as follows: $2,000.00 if the appraised value is less than or equal to $10,000.00; $5,000.00, if the appraised value is between $10,000.00 and $200,000.00 or $10,000.00 if the appraised value is greater than $200,000.00 (No deposit if Plaintiff is the Purchaser), balance in full within thirty (30) days from THE CONFIRMATION OF SALE.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B)).

Sheriff's Sales may be canceled due to inclement weather or other county emergency. In such cases, the sale will be held upon the reopening of the Mahoning County Courthouse after the emergency has passed. Republication will not take place. However, notice of the new sale dates will be posted on the internet.
